Rill & Rook Drain Care
The inspection

What the camera inspection covers

A small camera on a flexible rod is fed into the private drains at one residential property. It goes in through the access points that can be reached, such as inspection chambers and drain covers, and shows the condition of the pipe as it travels along.

The survey covers the accessible private drains only. What the camera sees is recorded in the written report, so you have something specific to read before you commit to the purchase.

What the report contains

A written report with pictures and plain observations

Contents of the written survey report
Inspection imagesPictures taken by the camera inside the drain, so each observation can be matched to what was seen.
ObservationsWhat the inspection found along the sections of drain that could be reached, described in everyday language.
Sections not inspectedAny part of the drain the camera could not reach, listed as part of the report rather than left out of it.
Access limits

Some drains cannot be inspected

The camera can only inspect what it can reach. A buried section with no chamber, a covered access point or a pipe that cannot be entered will limit how much is seen.

Where that happens, the report says which sections were not inspected. There is no promise that every drain at a property can be inspected.

Access with the seller

Agreeing access before the visit

The property is not yours yet, so access has to be agreed with the seller. This is something the home buyer arranges before a survey visit can be confirmed.

  1. Send a request with the property postcode and your relationship to the property.
  2. Agree access to the property and its drains with the seller.
  3. Once access is agreed, the visit is confirmed directly with you.

Reading the report

Observations, not predictions

The report records what the inspection found on the day and where it could not look. It does not predict how the drains will behave in future, and it does not say whether a property is or is not worth buying.

Use it as a record of the accessible drains at the time of the visit, alongside whatever else you are learning about the house.
